Damp vs Dry Frame

Damp framing provides ideal conditions for decay fungi and borer to consume the cellulose, destroying fibre strength rendering the framing useless and needing replacement. Decay can spread like a cancer except in the presence of certain chemical treatments. No amount of experience or visual examination can determine the condition of hidden framing within the walls. Hence the need for invasive tests.

If the framing is in good condition then the moisture contents have not been excessive, or it was protected by the treatment. If the framing is damp and the treatment is low damage will begin or be underway. If the framing is dry but already decayed it may be prior repairs have stopped the leak but the timber was already rotten or decayed whilst it dried out.
